Multiple financing plans are available, depending upon your individual circumstances. We work with a variety of financial institutions, all of which are familiar with Nichol Creek Farms, and offer land loans. Owner Financing is also available.

Every homesite comes with a recent survey and, a warranty deed that guarantees that the title to your land is free of any past problems. Title opinion and title insurance are also available – a third-party guarantee against any potential flaw.

While the survey and warranty deed may sound like nothing more than another stack of paper, they protect you against unscrupulous developers. Don’t buy land without them!


 
Comparing costs on raw land is always challenging because there are so many variables. Nichol Creek is a development of Tennessee Recreational Properties

In keeping with that commitment, we promise that every community we build will include:
• Custom clearing of up to two acres to prepare the site for construction
• Underground utilities
• City water and guaranteed perk for septic systems
• Frontage roads built prior to land sales, not afterward
Keep in mind that if you buy a site without an access road, it may never accessible for building . And if you buy a site in another community, it may cost you $10,000 or more to clear the land and get water, telephone and electrical service to it – and those utilities may not be immediately available

• No requirement to build immediately or to use our in-house builders (although we highly recommend their work!)
